What is an EPC (Energy Performance Certificate)?

An EPC is a report that shows how energy efficient your building is. It gives your property a rating from A (very efficient) to G (very inefficient), plus recommendations on how to improve. You need one if you're selling a commercial space, letting it out, refurbishing in a way that affects energy use. The certificate lasts for 10 years and must be valid whenever a property is marketed.

What’s Coming?

By 2030, it’s expected that the minimum standard will jump to EPC rating B, which is a big leap and many buildings won’t meet it without some serious upgrades.

Non-compliance risks:

  • Fines of up to £150,000

  • Not being able to let or sell the space

  • A less attractive offer for tenants or buyers

Don’t wait until 2029. Landlords who plan ahead avoid the rush, save money and stay ahead of the curve.

HOW WE CAN HELP

If you are uncertain around any of the requirements don’t hesitate to reach out. We can review the requirements of your property and assist you with ensuring you have the correct credentials for your asset.

Stay compliant

Compliance in meeting the EPC thresholds is critical and has serious ramifications if not met. We can help you with this by assessing your EPC and requirement reports with suggestions on how to improve your score. There are also opportunities to forward fund these works which can remove some of the burden of cost.

Boost property value

Having a good EPC whilst a requirement is also critical is supporting the overall value of an asset. The desirability of a sustainable asset for both Landlords and Occupiers is high on the agenda. Many occupiers who hold company value statements aligned with sustainability will only view and relocate to properties with best in class EPCs

Attract more tenants

Having a good EPC and a sustainable product will ensure that the space being marketed reaches all requirements in the market. The attractiveness of this is boosted by aligning with corporate ESG values but also ensuring a better proposition from an outgoing perspective with savings available on utilities.

Save costs long-term

Through sustainable initiatives you can improve the EPC of your property whilst adding benefit to your tenants through more efficient energy use therefore lower energy use and a reduction in cost.

Futureproof

If you have acquired a property and want to improve the energy efficiency we can assist you. Equally if your asset is in need of upgrading to meet current legislation then getting ahead of the curve is always recommended. This could allow you a phased approach which enables for better smoothing of capital across a longer period. 02

Yes, but it might limit your buyers or reduce the value. Plus, if they plan to let it, they’ll need to comply with current legislation.

What if I’ve made changes since the last EPC?

03

You might need a new one, especially if you’ve improved insulation, lighting or heating systems

Can tenants impact my EPC rating?
