The Brief

Ultimate was proud to partner with Bruntwood on a recently completed refurbishment. We carried their project from RIBA Stage 2 through to full completion on site. The scope covered key areas within the building to enhance the functionality and the aesthetic appeal of the space.

The Design

Reception Transformation – Reception is often the first impression of any space, so we focused on creating a striking and inviting entrance. The refurbishment included the installation of new flooring, ceiling, and improved lighting, all designed to align with the modern aesthetic that Bruntwood were looking for. We crafted a bespoke reception desk became the centrepiece of the area, providing a functional workspace and an eye-catching design feature.

WC Facilities – We refurbished 5 sets of WCs, ensuring consistency in design and practicality across all floors. Each facility was updated with fresh finishes and fixtures and now offers a comfortable and modernised experience for the building’s occupants. Attention was paid to durability and ease of maintenance, critical for high-traffic areas.

Stairwell Redecoration – Enhancing the stairwells visual appeal while keeping safety and accessibility at the forefront, this redecoration created a stunning transition from one level to the next and elevated the overall aesthetic of the communal areas.

Bike Storage – Recognising the increasing demand for sustainable commuting options, we converted an underutilised basement space into a secure bike storage facility. This addition provides Bruntwood’s tenants with the practical benefit of bike storage and supports their commitment to sustainability.

Kitchen Replacements – We fully replaced the kitchens on the 1st and 3rd floors, incorporating modern appliances and improved layouts. These kitchens are now more functional, attractive and offer more comforting break areas for employees while aligning with the overall design language of the refurbishment.

Corridor Redecoration – The communal corridors were updated to create a coordinated experience throughout the building. By using complementary finishes and calming colour schemes, we were able to refresh these high traffic areas with a visual appeal and a durable finish.

The Results

The project was a collaborative effort with designer Ash from Zero Gravity. Ash’s innovative design vision was key to the success of the refurbishment, ensuring each element of the project met the design standards set out in the original concept, while staying adaptable to any challenges that arose during the process. The final result was a modern, fully refurbished building that reflects Bruntwood’s commitment to creating attractive, functional spaces for their tenants.

From the eye-catching reception area to the practical and stylish kitchen and WC upgrades, each part of the building was carefully considered and executed. Ultimate’s role in this project underscores our ability to take on large-scale refurbishments and deliver exceptional results. From initial concept to completion, our attention to detail and commitment to quality made sure this project met both the client’s vision and the practical demands of the space.

Location

Leeds

At 14 King Street, we set out to transform the reception into a standout destination – bold, dynamic, and unlike anything in the area. Inspired by the energy of a town square, the space was designed to foster connection, interaction, and a sense of place. By blending reused materials, reflective surfaces, and focal terrazzo tiles, the reception is not just functional but a visual statement that invites visitors to engage and explore.

The concept evolved from a traditional lounge with a host station into a more fluid and engaging environment that reflects Bruntwood’s desire for something distinctive. A central focal point draws the eye, while natural textures introduce warmth and biophilic elements that soften the space.

The existing wood paneling has been retained to preserve the building’s character, while the introduction of a flexible host arrangement and a digital community screen ensures the space functions as a lively, modern hub.

Taking cues from Barbara Hepworth’s sculptural work, the design balances solid forms with openness and movement. This interplay of materials and space ensures the design is not only functional but a memorable and inviting experience that reflects Bruntwood’s innovative approach.
