We were successful in our competitive tender for 10 South Parade, Leeds, and the completed project saw the CAT A fit-out of the existing ground, 1st, 2nd, 3rd and 4th floor reception, lift lobbies and WCs. We also completed a CAT A fit-out of the existing 1st floor vacant suite within the build, all on behalf of our client Wilton Developments, and alongside Quantity Surveyors Rex Proctor & Partners.
The work consisted of the strip out of all redundant services, suspended ceiling grids, floor finishes, internal partition walls, doors, sanitary ware, joinery systems etc. This was all in accordance with Space Invader Construction Drawings who represent Wilton Development and the Lead/ Principal Designer.
Our outlined works included a minor modification to the existing extract system to WCs only, installation of the plumbing including cistermisers and leak detection, and sanitaryware including taps and sinks. The electrical and fire alarm system was in accordance with the agreed specification within the RPP schedule of works and Space Invader Construction Pack.
For works in connection to the WCs, this included installation of new light fittings throughout, both suspended metal perforated ceiling tiles and MF, two coat and skin plaster existing walls, floor repairs including new plywood and detramat, floor and half height wall tiling, decorations, plumbing including modification to existing waste outlets to suit new layout, new cistermisers with IPS duct, sinks, sensor taps, leak detection, bespoke joinery cubicles and IPS / vanity units and bespoke mirrors.
In relation to the lift lobbies, works consisted of uplifting existing floor finishes, installation of new special cut floor tiles, decorations, new light fittings, bespoke joinery lift surround, vinyl wrapping existing way finder signage / floor levels / lift indicators, radiator covering, graphic artworks to both half and main landing areas.
Also inclusive within these works were the framed prints and general accessories i.e. vases, mirrors, carpet tiles to the staircases only, all existing stair nosings were retained. The tenant doors were replaced with new laminated pre-finished and hardwood lippings, installed under FIRAS Installer Accreditations.
The existing reception areas have had a minor refurbishment, including new floor finishes, lighting, and decorations. All existing timber wall cladding, reception desk, electrics, heating etc remain. The new lighting is solely the feature pendant lights directly above the reception desk.
To the 1st floor vacant suite, we completed a CAT A fit-out including the removal of existing stud partitions, kitchenette, comms room etc. All redundant services have been either removed and pulled back to the entry point including water supply from kitchenette which is located directly under the raised access floor local to the existing location, and BT line which has been left coiled above the suspended ceiling as agreed.
The CAT A fit out included raised floor polishing and restoration to the existing raised floor tiles, including the removal of existing adhesive back to its original finish. We also completed decorations throughout, made good 1nr windowsill, made good ceiling tiles where needed and replaced all existing light fittings for new LED panels.
