Project Completion: Shire House, Bradford

Our recent refurbishment and fit-out project saw us reimagine the communal entrance area and lift lobby for Shire House, Bradford, on behalf of L&B Property Investments.

The works briefly comprised of the strip-out, electrical works and lighting, tiling, flooring, bespoke joinery and doors, decoration and wall panelling, signage, curtains and furniture provisions.

Our client’s initial thought was to upgrade what was there, keeping a more conventional reception desk and waiting area for visitors to tenants within the building.

After engaging with ourselves, the brief evolved whereby we created a dynamic new entrance experience, allowing visitors to enjoy comfortable and stylish surroundings and access their host via a state-of-the-art check in system.

The overriding principle for the design was to create a timeless look that had longevity, both in the styling and the quality of materials selected.

A feature wall of bespoke, solid oak fins contrasting against a dark grey backdrop was specified, which extends to the refreshment station surround to semi-enclose the seating space. Unit doors to the refreshment point storage unit have matched, quarter cut veneer doors to create a seamless finish. The panelled open space above the countertop allows light to filter through, creating beautiful fan detailing to the reverse.

The linear panelling is softened with circular insets of flooring and lighting, as well as thoughtful accessory and furniture considerations including the textured grey-scale rug, central coffee table and statement overhanging floor lamp. This anchors to the circular entrance door, ensuring a cohesive theme throughout the space.

Flowing sheer curtains were also supplied and installed to both side elevation windows to soften the space whilst adding an element of privacy and comfort. The mixture of yarns, fibres and sensitive weave constructions in the fabric give a tonal mélange effect.

These subtle yet intentional design elements enhance wayfinding and define zones, helping visitors familiarise themselves with, and navigate through, the space. To ensure ease of accessing their host, we supplied and installed a touch-screen check-in system which is embedded within a stylish bronze effect Matelux glass finish to the recess face.

Designed especially for welcome areas, with weight-triggered reclining backrests, Arper’s Aston lounge chairs were specified – and we were the first in the UK to do so! Their linear profile and aerodynamic design makes them perfect for long-term comfort and performance, whilst the matt black finish of the base ties in aesthetically with the surroundings.

The newly refreshed vista down the lift lobby was created utilising a bespoke overhead raft of the same lightly washed solid oak seen in the entrance. This is accented with warm LED lighting, with the focal point being a commissioned piece of artwork on the end wall. Further use of bronze effect Matelux glass to the lift door surrounds mirrors the intended warmth.

We were really pleased to hear that no sooner had the scheme been finished, it had generated strong interest in the building from potential new tenants.

Bobby Singh, Director of L&B Property Investments, commented: “Ultimate were given a brief to bring back a tired reception and lift lobby area to the modern era. Collectively working with Paul and his team they have created a truly welcoming experience for the staff and clients. The attention to detail from colour schemes, finishes and final staging of accessories was executed to perfection. Within a month of completion this investment has been fruitful with a further occupancy on one of the vacant floors. Looking forward to the continuing relationship with the Ultimate team.”

This goes to show the investment and partnership with Ultimate has added value for our client and their current and prospective tenants.
